Mercer and Middlesex Counties | October 2026
By Maria DePasquale, Corcoran Sawyer Smith
Fall brings a fresh opportunity to reassess your real estate plans. Whether you’re preparing to sell or searching for your next home, this season’s market in Mercer and Middlesex counties calls for thoughtful pricing, careful preparation, and a clear understanding of financing.
The latest numbers tell a nuanced story: buyers have more homes to consider, properties are taking longer to sell, and mortgage rates are putting added pressure on monthly budgets. Yet September’s single-family median sale prices remained above their year-earlier levels in both counties.
A closer look at our local market
New Jersey REALTORS®’ September 2026 reports show the following single-family results:
| September 2026 measure | Mercer County | Middlesex County |
|---|---|---|
| Median sale price | $475,000 | $588,750 |
| Price change from September 2025 | +0.2% | +2.4% |
| Days on market until sale | 36 | 41 |
| Available inventory change from a year earlier | +22.8% | +21.0% |
| Months of inventory | 3.7 | 3.2 |
| Percent of list price received | 100.6% | 101.4% |
These figures suggest a market offering buyers more choice while still rewarding well-positioned homes. Both counties’ list-price-received measures exceeded 100%, but that does not mean every property sold above asking.
Mercer County: Preparation and pricing matter
For homeowners in Princeton, West Windsor, Hamilton, Lawrence, and Hopewell, countywide statistics provide a starting point. The most useful pricing guidance comes from recent comparable sales and competing listings in your specific neighborhood.
Mercer’s September single-family median was nearly unchanged from a year earlier, while its year-to-date median was up 2.8%. That distinction matters: one month’s sales do not tell the whole story, and changes in median prices do not measure the appreciation of an individual home.
My advice to sellers is to focus on the details you can control: presentation, condition, photography, and a price supported by the homes buyers will compare with yours.
Middlesex County: Look beyond the headline
In Middlesex County, September’s single-family median rose 2.4% from a year earlier, but the year-to-date median was down 3.4%. These differing results reinforce why a countywide headline should never replace a property-specific analysis.
For buyers considering Plainsboro, South Brunswick, East Brunswick, Edison, or nearby communities, compare the full picture: purchase price, property taxes, condition, association fees, and commuting needs. For sellers, understanding those competing choices helps shape an effective listing strategy.
Where mortgage rates stand
As of October 8, 2026—the latest Freddie Mac weekly release available when this article was prepared—the national average was 7.40% for a 30-year fixed mortgage and 6.73% for a 15-year fixed mortgage. The 30-year average increased from 7.28% the previous week. These are national benchmarks, rather than an individual borrower’s rate quote.
For buyers, the practical step is to refresh your preapproval and review payments with your lender before making an offer. Compare rates, fees, and loan options, and include taxes, insurance, and any association charges in your budget. Freddie Mac also encourages borrowers to obtain multiple quotes.
Choose a home and payment you can comfortably manage today. A future refinance may become an option, but it should not be the foundation of your purchase decision.
Making your fall move
Fall can be a productive time to buy or sell when the timing fits your needs. Sellers should prepare carefully and remain responsive to feedback. Buyers should stay informed, understand their financing, and evaluate each home on its merits.
With 19 years of real estate experience, I help clients throughout Mercer and Middlesex counties build a plan around their home, budget, and goals. If you’re considering a move, I’d welcome the opportunity to discuss your next steps or provide a complimentary market evaluation.
